Free LOS

A free LOS for mortgage brokers, and what "free" means

There are three kinds of free loan origination system for a broker shop. They're free for different reasons, and the reason matters more than the price.

Free from a lender

Some wholesale lenders give their brokers an LOS at no charge: Rocket Pro's Jupiter, and Sphere for UWM partners (free through February 2027). The software is paid for by the lender's business, and it's built around sending loans to that lender.

Free trial or free tier

Paid systems sometimes have a trial or a limited plan. The price you'll actually pay is the seat price after it ends.

Free and open source

OpenLOS: no license fee at all, because the code is public and anyone may run it. You pay only for the server it runs on, to the host directly. Nobody sells anything, and no lender pays for it.

The cost at five loan officers

Per-seat pricing adds up. ARIVE's published prices are $49.99 to $99.95 per originator seat per month (October 2026), so five loan officers come to roughly $250 to $500 a month before support staff seats. OpenLOS on Render costs about $18 a month for the whole shop, whether you have one user or twenty, paid to Render.

Price isn't everything: ARIVE has a lender marketplace and direct lender integrations OpenLOS doesn't. See the full comparison.

What you get in OpenLOS

  • The full 1003, in six steps, with a readiness check.
  • Pricing across every lender you work with: Excel rate sheets or signed live feeds, best fit for the borrower's goal, what-ifs, and an archived loan options disclosure.
  • Pipeline stages with gates, tasks, conditions, and encrypted documents.
  • A TRID clock, NMLS license checks, compensation plans, and Section 8 demographics.
  • MISMO 3.4 import and export, credit file import, and a partner API.
  • Roles, two-step sign-in, encryption at rest, and a published security review.

What it doesn't do yet

  • Generate the Loan Estimate or Closing Disclosure.
  • Order credit or run DU and LPA directly; you upload the credit file and record findings.
  • Submit straight into lenders' portals; you export MISMO 3.4 and import it there.
  • A borrower portal or e-sign.

It's alpha software. The honest way to use it today is beside your current system: price scenarios in both, and try it with fictional files.

Questions

Is it really free?

The software is. Running it needs a server and a database, which cost money wherever they are; on Render that's about $18 a month, paid to Render. There's no paid version and nothing to upgrade to.

Who pays for it, then?

Nobody: it's maintained in the open, takes no money from lenders, and accepts small donations. That's also why it can't be paid to favor a lender.

Do I need to be technical?

No. The Start free path is a few clicks in a Render account, about ten minutes.

Where is my borrowers' data?

In your own copy, in your own hosting account, encrypted with your own key. The project never sees it.
