A free mortgage rate widget for your broker website

Show today's rates on your own website with two lines of HTML. They're your retail rates, priced from your lenders' current rate sheets after your compensation, with the APR and the disclosures Reg Z asks for. Visitors who want to talk arrive in your pipeline.

In the demo, sign in as the owner and open Website: the preview at the bottom is the real widget.

What a visitor sees

A short form: buying or refinancing, state, price, down payment, a credit score range, and the kind of property. No name, income, or Social Security number to see rates.

Then the lowest rate for each term within the points you allow, with its APR, points or credit, and principal and interest. The required pre-Loan Estimate statement comes first.

With less than 20% down, the payment and APR include mortgage insurance: FHA's premiums, and private mortgage insurance from the rate card you enter. Anything it can't quote goes to "a loan officer will put together your options", never "you don't qualify".

Today's mortgage rates

From the demo's fictional rate sheets: a $360,000 purchase loan with 20% down, credit 760+, Illinois. Every quote spells out its assumptions, the number of payments, and that taxes and insurance are extra.

Built to stay an advertisement, not an application

  • Your retail price. Each lender's price after your comp plan. Lenders without a comp plan on file aren't quoted, and lender names and rate sheets are never shown.
  • APR with every rate, and a payment only with the down payment, number of payments, and APR (Reg Z §1026.24).
  • The pre-Loan Estimate statement, word for word, at the top of every quote (§1026.19(e)(2)(ii)).
  • Never the six items of an application: no income, SSN, or property address (§1026.2(a)(3)(ii)).
  • Never a decline: anything it can't quote goes to a loan officer (Reg B).
  • By state, never by ZIP code.
  • Consent you can prove. Calls and texts need a box the visitor checks themselves; the exact wording, time, and address are kept with the new loan.

It's a design aid, not legal advice. You're the advertiser: have your compliance adviser review it before it goes live.

What it replaces

Rate widgets for loan officers are usually a monthly subscription on top of a pricing engine. BankingBridge, for example, publishes plans from $349 to $999 a month plus lead fees and a setup fee, and requires an Optimal Blue, Mortech, Polly, or similar subscription. In OpenLOS the widget is part of the free software, priced from the rate sheets you already import.

What it doesn't do yet: VA and USDA quotes, which depend on eligibility the widget doesn't ask about, and adjustable-rate loans. Paid tools also do rate alerts and lead routing that OpenLOS doesn't.

Questions

Does it cost anything?

No. It's part of OpenLOS, which is free and open source. You pay only your own hosting.

Are the rates real?

They're computed from your lenders' current rate sheets, the same ones you price loans with, after your lender-paid compensation. When a sheet expires or goes stale, that lender drops out of quotes.

Where do leads go?

A visitor who asks to be contacted becomes a new loan in the first stage of your pipeline, with their name, email, optional phone, the scenario, and their consent. A webhook can send it on to your CRM.

Does anyone else see my visitors?

No. The widget talks only to your own OpenLOS. There's no OpenLOS company, server, or tracking in between.
